Sunbridge is a planned community located in the Orlando Metro area, which offers a variety of amenities and a high-quality lifestyle to its residents. Sunbridge is one of the largest planned communities of the greater Orlando Metro spanning 27,000 acres from the northern part of St Cloud in Osceola county to just north of State RD 528 in Orange county. Construction began in 2021 as of early 2023, there are two communities within Sunbridge that are complete enough to support residents living in the communities. These include Del Webb, an active-adult community constructed by Pulte and Wesly Park.
Weslyn Park
Weslyn Park has five different home builders including Pulte, Ashton Woods, David Weekley, Craft Homes, and Toll Brothers. All builders are constructing single-family homes. Craft Homes and Ashton Woods are also constructing townhomes. Something very unique about this community is each home comes wired for solar panels, includes an electric vehicle charging station in the garage, and is hard-wired for 10g internet. Pukte, David Weekley, and Toll Brothers convey with ten Tesla solar panels. Ashton Woods and Craft Homes have solar panels but they are not Tesla-branded panels.
What are good opportunity zones? I am often asked this question by people looking to invest in Orlando. So is Weslyn Park in Sunbridge a good opportunity zone? If you look at what happened in Lake Nona and Laureate Park - Those areas increased in value significantly over time and this area is in close proximity to that it was built by the same master developer, the Tavistock Group. The Tavistock Group is also known for Isleworth Community in Windermere where you’ll find some of the most luxurious homes in Orlando.
If you are an investor looking to purchase this home for a short-term or long-term rental you will want to know there are some restrictions in this community. For example, there are restrictions against STR or Air BNB. That is not allowed in this area. And then. If you are a long-term buy-and-hold type of investor, then there are limitations on how many people can purchase a home and rent it immediately. They do allow it, but again, there is a limitation.
If you enjoy organic vegetables or have a green thumb, you will love that there is a community garden within the community. Some of the features and amenities include a really nice pool with a pavilion. There are also walking, hiking, biking, trails, and finally, a marina where you can do waterfront activities like fishing, kayaking, and paddle boarding.
When I mention that this is a unique community, that may have been an understatement. Sunbridge is the only community with a Yurt. It is currently used for a community meeting place for happy hours, social events, and even yoga. This is currently the base camp for Sunbridge. This is where if you’re visiting or you live here, you can come to take a look at why this community is so special. How they preserve nature and how they are environmentally friendly. Such as every home that is in Sunbridge comes wired for solar panels. Right now, most of the homes come with ten Tesla solar panels and every home in this community comes with an electric vehicle charging station.
Sunbridge is currently building a Marina District which is going to be similar to the downtown of Lake Nona where you’ll find restaurants, a meeting place, and even a large community pool.
Sunbridge is going to be massive. 2700 acres but only half will be developed while the other half will be left to conservation and what Sunbridge master developers have termed "naturehood."
Another feature that I love about the homes in Weslyn Park is that the exterior finish is mostly all Hardiplank siding. This is a more durable exterior finish compared to stucco.
Sunbridge also offers another active adult community scene here. Situated just across from Weslyn Park. Here you’ll there is a resort-style pool, tennis courts, and even an activity director that will help you coordinate how you’d like to spend your time.
